Every construction project goes through a similar process; Feasibility study, Designing & Planning, Bidding (can be for budgeting or construction purposes), Project Award, and Construction. Our services fall under the bidding stage and construction stage. The project can be private or government authority. The project is goes under designing to create project plans/drawings/blueprints and specifications as per Owner needs which explains color, material, ratios, and other related information.
Once the plans are ready or contain enough information for costing, tender documents are issued to Main Contractors to submit their bids. Main Contractors prepare takeoffs using their in-house estimating teams or using professional outsourced estimating companies.
Takeoffs are then priced out, and a bid is submitted against the tender. The project owner evaluates the submitted bids for the ‘lowest responsive bidder. This is an important term because a contractor can be the lowest bidder, but he may not fulfill the project owner’s technical requirements to become a responsive bidder. Once the lowest responsive bidder is chosen, that contractor is awarded that project. Our job is to prepare an accurate and detailed takeoff/estimate for the contractor to ensure every aspect of the project is covered.
ALWAYS REMEMBER: If we miss some scope from the project, the contractor’s bid may seem low, but he will end up losing money because the project owner expects him to bid for everything as mentioned on the plans. On the other hand, if we over-estimate any quantity, the contractor’s bid will become high, and he will not win the project and lose money & time while preparing the bid.
Example:
Imagine you want to construct a house. For that, you will select a piece of land (called a LOT)
The construction process will be as follows:
- First, the LOT will be leveled (called site preparation, soft dig and hard dig),
- Earth will be dug to lay the building foundation, Foundations will be laid (called Building Concrete/Masonry Foundation),
- Exterior walls will be built (Masonry, Block walls, and in residential case Lumber Framed),
- Roof will be built, Interior partitions will be built (called Plaster walls),
- Interior finishes will be done (Flooring, Painting, Tiling, cabinets, etc.),
- Plumbing/Electrical/HVAC systems will be installed,
- Exterior finishes will be done (Brick veneer or some sort of panels).
When preparing the takeoffs for a main contractor, we usually prepare takeoffs/estimates for all trades, excluding MEP (Mechanical, Electrical, and Plumbing). HVAC is also called Mechanical service. For the Sub-Contractors, we may do one or a few selected trades as per sub-contractor requirements.
